HDC’s initial scope of work was pre-construction services inclusive of estimating, value engineering and budgeting for their new location in Winter Garden, FL. The contract scope of work consisted of total site development, construction of three separate buildings totaling 12,000 SF plus a swimming pool and 2 playgrounds. As a result of the success of the Tampa Palms and the Winter Garden project, HDC was subsequently awarded a contract to construct another Bright Horizons Campus in Baldwin Park in Orlando, Florida.

Project Overview: This 5 acre site was purchased and developed by Harkins Development Corporation. The scope of work included rezoning from R2 (residential) to I1/I5 (industrial), as well as a total site plan development. HDC designed the site to maximize the total amount of buildable square footage and parking. Additionally, we designed the site to have a full retail building fronting Narcoossee Road, and provided building separation utilizing the retention pond to create a feeling of a stand alone retail building within an industrial site.

Harkins Development Corporation was awarded its first M&I Branch Bank Construction contract in the spring of 2008 for the Sanford, Rinehart Road drive-in facility. The 6,600 SF project included total site development along with vertical construction. This was a negotiated fee contract. The bank branch was subsequently completed 30 days ahead of schedule, and under budget. M&I Bank Management was very pleased with the finished facility, and followed up by awarding HDC a second construction contract for a 9,100 drive-in branch located in Tavares, FL on Highway 441.

Following the successful completion of their fleet facility and regional corporation office, Massey Services awarded HDC a subsequent contract for the Interior Build Out of their new, 55,000 SF Corporate Office Building located in Downtown Orlando. Harkins was challenged to coordinate the installation of high end and detailed interior finishes into a very tight construction schedule concurrently with the efforts of the building “Shell” contractor. Interior build out work on lower floors began as floors were being structurally installed 2 stories above. The effort proved highly successful, and all work inclusive of the owners’ demanding requirements was completed in six months.

Harkins Development was awarded this Design/Build contract by Blackadar Insurance Agency owner Don Blackadar. Prior to approaching HDC, Mr. Blackadar had purchased the 2.5 acre site on Highway 427 and had previously invested funds into site engineering and architecture for a single use 10,000 SF building.
HDC realized the potential of the site was greater than a single 10,000 SF building, and business economics indicated a better site development use for multiple buildings. With Mr. Blackadar’s input, HDC oversaw the redesign of the site to include four independent single story buildings, totaling 14,000 SF of space. Mr. Blackadar’s insurance business has moved into the first of four recently completed buildings and now, assuming the role of a land developer, Mr. Blackadar has three additional completely developed building pads available. He can choose to either sell the three pads, or build office buildings in the future for lease to others, thus creating passive real estate income.
The 2.5 acre site has developed into a well designed and planned business park, capable of creating future real estate income for the owner.

Project Overview: Harkins Development Corporation provides Construction Management Services for Lennar Homes, one of the largest home builders in the United States. The scope of work for this project included the construction of Tennis Courts, Basketball Courts, Commercial Pool, and Community Clubhouse facilities at Stoneybrook Hills in Mt. Dora. Harkins Development Corporation has brought these combined facilities in at a budgetary savings of approximately $200,000.00, and the mutually agreed very tight job schedule was met. Lennar was so pleased with the work and services provided that they have awarded HDC another contract exceeding $5,000,000 that will be starting in the first Quarter of 2008.

His intention was to have a state of the art facility catering to the new development of Lake Nona. Dr. Yantorni selected renowned designer, The Evans Group, to assist in the design of the interior of his new office using cutting edge finishes and equipment. Harkins Development Corporation assisted in the design and value engineering of the project to reduce cost overruns and try to keep a realistic budget for his office while maintaining the high level of standards Dr. Yantorni felt was needed for his clientele.

The House Corporation, owner of the sorority house, approached Harkins Development Corporation requesting help in their efforts to remodel the interior along with creating a new exterior for their "dated" facility. House Corporation requirements focused on working within limited budget constraints while quickly designing, permitting, and completing the required construction work. The construction work could only be performed during a 75 day summer period while school was not in session and the home was vacant. Under guidance from the staff at Harkins Development Corporation, all the House Corporation's objectives were accomplished during the summer of 2003. The project's success resulted in the selection of Harkins Development to move forward on a 9,000 SF second phase of additional construction including dorm rooms, total site re-development, and a commercial kitchen in an amazing 120 days during late Spring of 2004.

The Harkins' team provided value engineering, site development and general contracting construction services to the owner, including interior build-out of exam rooms and surgical suites. Additionally, the Harkins' team was able to meet this client's goals by using its expertise in construction modifications, structural design and revising mechanical equipment to meet the needs of Central Florida's codes and climates. The project was completed in seven months.

The complex of five, one-story buildings totaled 16,500 SF, including office space and a vehicle service facility. Located in the heart of a downtown neighborhood, the architectural team was challenged to create commercial buildings in residential scale, yet maintain a functional space for business. The $1.3 million project took 8 months to complete.

Built on a one-acre site in the Williston Park office complex, work on the one-story, 7,000 SF medical building included architectural and engineering coordination, site development, construction and complete tenant build out for the multiple medical practices. Featuring masonry construction, the building's facade is stucco with stone trim. The project was completed in eight months.

The owner required a "Face Lift" on the front of the 11,600 SF existing facility combined with a 6,000 SF two story addition to the East end. The challenges included maintaining an operational existing building and parking lot while working on four sides of the facility and maintaining security and safety work perimeters. The site is very small allowing for limited maneuverability, material storage space, and work areas. The project was completed in 5 months.

The facility includes 3 OR's and a 6-bed pre/post operative area. Both adults and children are served for a variety of specialties including Podiatry, ENT, GYN, Urology, and Ophthalmology, Orthopedics, and Reconstructive surgery. The Harkins team coordinated all architectural and engineering services for the project, and oversaw construction. The project was completed in under 6 months. The success of this project resulted in the awarding of two additional Surgery Center contracts to Harkins.

In 1982 the owners of Tri-City Electrical Contractors, Inc., one of the largest privately held commercial electrical contracting companies in the nation, selected the Harkins' team to build its two-story, 30,000 SF corporate headquarters in Altamonte Springs, Florida. The project included budgeting, estimating and construction.
The pairing of these two commercial contractors proved so successful that in 1999 Tri-City turned again to Harkins for an addition. After several decades of growth, Tri-City embarked on an expansion of its office space and to update its warehouse capacity and capabilities. The Harkins' team provided design/build services, converting a portion of Tri-City's existing warehouse into a two-story, 9,000 square foot office space. The Harkins' team then went to work building an additional 7,000 square feet of modern warehouse space. Phase Two was completed in six months

When Taylor Corporation decided it needed larger quarters for expanded business in Central Florida, the company turned to Harkins Development Corp. The Harkins' team had previously worked with Taylor on updates to the company's plant, and the success of that initial project brought this major renovation.
Taylor Corporation purchased a 79,000 SF industrial building in Lake Mary, Florida and turned to Harkins for the comprehensive design/build services needed to transform the facility into an efficient, state-or-the-art printing and direct mail plant. The driving force of this project was the 90-day completion schedule required by Taylor Corporation, which the Harkins' team accomplished.
